Land and Property Planning Ltd were instructed on behalf of their client to consider the likelihood of gaining planning permission for a new dwelling on land at Pont, Lanteglos.
The site lies within the pictureque hamlet of Pont approximately 2km east of Bodinnick and within an Area of Outstanding Natural Beauty.
The site is currently occupied by a unsightly building formerly used for agricultural and forestry purposes.
Immediately to the south of the site are two Grade II listed buildings.
In summary: the demolition of the building and its replacement with a high quality dwelling of an appropriate scale, which uses traditional materials and design and which reflects the local character, may be capable of receiving a favourable consideration from Cornwall Council. Any scheme would need to demonstrate that it conserves and enhances the landscape character and natural beauty of the AONB.
The applicant is committed to working with the parish council and local authority to ensure the design of a new dwelling will make a positive contribution to the setting of the listed buildings and to conserving the scenic beauty of the AONB.
