Land and Property Planning Limited were approached by the Church Charity of John Arundell to produce a Design and Access Statement to support the submission of a Major planning application to construct 10 dwellings on land at Trelavour Road, St Dennis.
The proposed development will create a high quality residential development aimed to meet the needs of people wishing to live within the village of St Dennis.
This scheme will assist in the delivery of housing in accordance with the five year housing target for Cornwall.
This statement has demonstrated that the development is in accordance with the Development Plan and meets a number of its key objectives.
In accordance with Section 38(6) of the 2004 Act, and as echoed by National Planning Policy Framework Paragraph 14, the development that accord with the development plan can be approved without delay.
Furthermore, sustainable development is the ‘golden thread’ running through d decision making, and this scheme will deliver numerous benefits that are material considerations that will help achieve sustainable development, and which also indicate that planning permission should be granted.
Overall, the proposal would be entirely suitable to the site and its surrounds; consistent with Planning Policy and achieve a high quality design. It would also deliver a wide range of benefits.
