Land and Property Planning Ltd were instructed by CAD Architects to draft a planning statement to support a two storey residential extension to Benhurden Farm, Gorran Churchtown.
Planning permission was initially refused under PA16/10584 due to the design and scale and subsequent harm to the setting of the AONB and secondly on the potential to have a significant impact upon protected species (bats).
The applicant amended the design and a fresh application submitted under PA17/02811.
Following an assessment by the planning officer the recommendation was to refuse for a second time on the grounds of design and impact upon protected species.
To summarise: Land and Property Planning Ltd addressed the planning officers concerns setting out the merits of the case:-
*The proposed siting and design has evolved from the contraints of the site and the desire to protect the colony of bats within the main roof space*.
*The farmhouse is set in a wooded valley and cannot be seen from any public view points therefore the LPA would need to demonstrate the harm to the AONB*.
Following a site meeting between the agent and the LPA planning permission was approved on the 30th June 2017.
